Overview

Over the coming years the Fitzroy Gasworks will become a vibrant new neighbourhood in the heart of Melbourne. The vision for the site is to create an urban village that includes new housing, a senior high school with sporting facilities and public open space.

Development Victoria, the State Government’s urban development agency, is currently preparing a Development Plan for this project. The Development Plan will detail the land uses for the site and the requirements for development. A draft concept plan has been developed, which will form a key component of the Development Plan. Development Victoria are currently seeking feedback on the draft Development Plan.

Overview of the draft concept plan

The proposed land uses include:

  • 1,100 apartments, including up to 20 per cent affordable housing
  • a 650-student senior campus to provide extra capacity for students from Collingwood College and Fitzroy High School
  • areas for outside play and a sports centre
  • a community space to be developed in consultation with Council
  • all site car parking to be located underground, with bicycle parking above ground
  • provision of public open space throughout the site, with additional open space associated with residential development
  • adaptive reuse of the Valve House, and relocation and restoration of the Porter Iron Store approved by Heritage Victoria.

The former Fitzroy Gasworks is an important part of Fitzroy North’s industrial and social heritage.

Redevelopment of this underutilised site will help meet the Victorian Government’s objective of delivering walkable neighbourhoods, thriving shopping strips, and affordable housing close to jobs, services and transport.

Development Victoria is working with planners, designers and the community to design the look, feel and future uses for the site.

Fitzroy Gasworks Survey

This survey is designed for you to give your feedback on the draft development plan for the Fitzroy Gasworks. Please answer the questions below to help us inform future plans and designs.

How comfortable do you feel about the following elements of the Draft Development Plan:

1. Sustainability

The site will target the internationally recognised Green Star communities rating system. Green Star communities focus on liveable and healthy places and recognise the importance of quality design, construction and operations for buildings and precincts to be sustainability.

2. Public Realm and Landscape

The design will maximise the provision of open space within the site. This will be accessible to the wider community. The site will include places to visit, rest, play and walk through. The image below shows proposed elements of the public realm.

3. Building Types and Uses

A diversity of ground floor uses will create a vibrant, safe and engaging neighbourhood for the existing community and new residents. There will be approximately 1,100 new dwellings, a new senior secondary campus, and mixed uses including retail, community facilities and creative spaces included in the design. 4. Transport and Accessibility

Fitzroy Gasworks will become an accessible, pedestrian friendly precinct. There will be pedestrian and cycle access from Alexandra Parade to Smith Street and Queens Parade. Paths will include minor connections using walkways, and laneway links between major routes. Car parking will be consolidated underground. 5. Neighbourhood Context and Heritage

The Fitzroy Gasworks is an important part of the area's industrial and social heritage. It is proposed that the new neighbourhood will become a welcoming and inclusive precinct that celebrates diversity and community. The Valve House (below) will be retained as a significant heritage element and will be restored for the community to use.
